Contract Furniture Services

Specification, supply, planning, procurement, delivery and installation — one team, one contract, one handover.

Contract Furniture Supply

We specify and supply contract-grade furniture for offices, education and hospitality environments across the UK. Because we work with over a hundred manufacturer partners — UK-made, European and specialist brands — we're genuinely independent in what we recommend. Nothing is pushed because we happen to stock it. Everything is chosen because it's right for the space, the users, the budget and the environment.

Good specification is about more than the product. It's about pairing the right manufacturer with the right warranty, the right lead time, the right sustainability profile and the right finish palette for the rest of the interior. We bring that judgement to every line on the schedule — and put it in writing, so you have a proper paper trail on what you bought and why.

  • 100+ manufacturer partners across UK and European supply
  • Contract-grade products rated for commercial wear
  • Independent specification — no brand lock-in
  • Samples, showroom visits and on-site mock-ups available
  • Compliant documentation: fire ratings, BS EN standards, sustainability credentials

Space Planning & Design

Before the first piece of furniture is chosen, we plan the space. Our space planners produce detailed 2D floor plans, photorealistic 3D visualisations and — where it helps the decision — VR walkthroughs of the finished environment. The goal is always the same: make sure the space works for the people who'll use it every day, before anyone commits to spending money.

On occupied projects we start with an on-site survey: how much circulation space people actually use, where the light is, where the noise is, what furniture is being avoided and why. On new-build or shell-and-core projects we work from architectural drawings. Either way, the output is a workable plan — not a glossy visualisation that doesn't stand up to scrutiny once the chairs arrive.

  • Detailed 2D floor plans with circulation, service zones and clearances
  • Photorealistic 3D visualisations for stakeholder sign-off
  • Activity-based layouts for hybrid and agile working
  • On-site surveys, measurements and existing-furniture audits
  • Integration with architect and designer drawings where relevant

Furniture Procurement

Once the specification is signed off, we handle procurement end-to-end. That means manufacturer orders placed, lead times confirmed in writing, production slots booked, QA-on-despatch arranged where items need it, and consolidated delivery scheduled against your installation window. Buying power gives you competitive pricing; supplier relationships give you priority slots when things are tight.

For multi-site rollouts or phased projects we can hold agreed prices across release windows, so your second store or second hall of residence doesn't suddenly cost 15% more than the first. For single projects, we run a transparent quotation with line-by-line pricing — no bundled mark-ups, no hidden freight charges.

  • End-to-end procurement: orders, production tracking, QA, consolidation
  • Competitive pricing through buying power and direct manufacturer relationships
  • Transparent, line-by-line quotations
  • Single point of contact for every supplier on the project
  • Public-sector framework working where applicable

Delivery & Installation

Professional delivery, assembly, positioning, cable management and packaging removal — by our own experienced installation teams, not sub-sub-contracted to whoever's cheapest that week. Every install is run by a named project manager who handles logistics, access, trades coordination, snagging and sign-off.

Out-of-hours and overnight installation is standard for live environments: we routinely install into occupied offices, trading hotels and running schools without disrupting the day. For multi-floor fit-outs we'll sequence the install to work room-by-room, so teams can move back in gradually. Packaging goes out with us — not into your bins.

  • Own install teams, DBS-checked where required
  • Named project manager from first site visit through to snag list close-out
  • Out-of-hours, overnight and weekend installation available
  • Packaging removal, waste certification and recycling
  • Post-install snagging with 28-day follow-up

From First Call to Final Handover

Every project runs through the same six-stage process — scaled up or down to match its size.

01

Brief & Discovery

A call, a site visit, a walk through the space. We want to understand the business, the people, the budget and the deadline before we say a word about products.

02

Concept & Specification

Space plans, product schedules, finish boards and an honest cost plan. We tell you what's strong, what's a compromise, and where budget would stretch best.

03

Proposal & Sign-Off

A transparent, itemised quotation with lead times, delivery dates and payment terms clearly stated. Questions welcome; revisions included.

04

Order & Production

Manufacturer orders placed, production slots booked, lead times monitored. We flag slippage early — not the week of delivery.

05

Delivery & Install

Consolidated delivery to site, professional installation by our own teams, cable management, packaging removal and a walk-round snag list.

06

Handover & Aftercare

Sign-off, warranties, maintenance guidance and a 28-day snagging window. We stay reachable long after the invoice is paid.

Common Questions

Straight answers to the questions we're asked most.

How long does a contract furniture project take from first call to handover?

Small projects — a handful of workstations, a reception refresh, a single classroom — typically complete in three to five weeks from order. Full floor fit-outs run eight to twelve weeks, and major new-build or multi-site rollouts sit in the four-to-six-month range. Lead times depend on the specified manufacturers; we flag any long-lead items at specification stage so there are no surprises.

Do you have a minimum order value?

No fixed minimum. We handle everything from a single ergonomic chair order to full multi-floor fit-outs. For very small jobs we'll sometimes recommend a partner or direct manufacturer route if it saves you money — but we're just as happy to deliver a one-chair order ourselves.

Can we see samples before committing to a full order?

Yes. For seating and upholstered items we can arrange physical samples, finish swatches and fabric cards. For larger projects we can host showroom visits with our manufacturer partners, or bring sample pieces to you. We'd rather you sit in the chair before you order two hundred of them.

Do you install outside business hours to avoid disruption?

Yes. Out-of-hours and weekend installation is standard on occupied workplaces, hotel bedroom changeovers and any live environment where daytime disruption isn't viable. We'll agree the installation window at proposal stage and plan access, security and waste removal around it.

What happens if something is damaged in transit or during installation?

Transit and installation damage is covered under our delivery terms. We snag every item on install, flag any issue, and arrange repair, replacement or manufacturer recourse directly — you don't chase the supplier, we do. Our install teams carry common-case repair kits for minor finishing touch-ups on site.

Do you offer sustainability, take-back or end-of-life furniture services?

Yes. We can specify from manufacturers with verified sustainability credentials (FSC timber, recycled content, take-back schemes, end-of-life recycling programmes) and arrange responsible disposal or donation of existing furniture where practical. For larger refurbishment projects we can build a sustainability plan into the quotation.

Which furniture brands and manufacturers do you work with?

We work with over a hundred contract furniture manufacturers across UK and European supply chains, covering everything from task seating and desking to acoustic pods, hospitality furniture and education specialist products. We're deliberately brand-agnostic — we specify what fits your brief and budget, not what we happen to hold. See our Brands page for a selection of the partners we work with most often.

Do you work with public-sector procurement frameworks?

Yes. For public-sector clients — schools, colleges, universities, NHS, local authorities — we can work under established framework agreements and provide the compliance documentation, pricing transparency and audit trail procurement teams require. Contact us with the specifics of your framework and we'll confirm fit.
